10 things to look out for when buying property in Malaysia

KUALA LUMPUR, May 3 — Everyone keeps saying the time to buy is now but with so many options and different factors in play, how do you make sure that you get the most bang for your buck when shopping for a piece of property?Chris Tan, property lawyer with Chur Associates.

Malay Mail Online spoke to Knight Frank Malaysia managing director Sarkunan Subramaniam, real estate lawyer Chris Tan and senior real estate negotiator at Property Hub, Roy Teo and found out the top 10 factors to look out for when hunting for the right piece of property.

10. Landscaping

We are not just talking about the landscaping of the landed property or the compound the condominium sits on. It goes without saying that your property must be at least pleasant to look at and well kept.Knight Frank Malaysia managing director Sarkunan Subramaniam.

Sarkunan said the area or neighbourhood where the property is located has to be taken into account as well.

He said if the landscaping of the area is done right, it is a sign the local council is proactive. They will probably be on the ball when it comes to other issues as well.

9. No unplanned vacant land around

He also warned that buyers should be wary of all vacant land in the vicinity of the property, and find out if future construction will affect either road access or the view from your property. If there are no plans for the vacant land yet, he said it is best to stay away.

“Investigate, don’t be caught by surprise after you have moved in,” he said.

8. Gated or guarded community

Both Teo and Tan said gated communities are in demand. Very.

“It ties back to the fact that people have a fortress mentality. These days, people want to keep the riff raff out… Desa Park City is a good example,” Teo said, referring to the much sought-after enclave in Kepong.

According to Iproperty.com, some of its units (Safa) which were previously priced at RM450,000 are now going for RM1.2 million.

He said previous generations used to aspire to owning bungalows, a house in the middle of a big piece of land.

Today though, he said, those properties are much lesser in demand while he sees a rise in either condominiums or gated communities, which mostly have smaller plots of land, but with bigger build-ups.

Dalam dunia kekayaan pelaburan hartanah, bukannya terletak pada kuantiti, tapi kualiti hartanah tersebut.

Jangan hanya Fikirkan Kuantiti, tetapi Titikberatkan Kualiti.​

Sebagai contoh, mempunyai satu hartanah yang bernilai RM1,000,000 lebih baik daripada memiliki 10 buah hartanah yang hanya keseluruhannya bernilai RM300,000 sahaja.

Nak manage pun senang !

I dreaming of building a new PC

After a while entering into my new house, I have done my setup for LCD in the living hall. We already subscribe Astro and Screamyx. Thus, we have a satellite TV and broadband 24, 7. I glad that I can just simply plug in my HDD and play directly full HD movies at my TV. However, I don't have yet any Blue Ray player.

That is where the idea of building a new PC came across my mind. Rather than spending RM1200 for a blue ray player, I suggest you guys out there make a new PC where you could have more than just a blue ray function for a cost of below RM1000! Is it sounds interesting? I tell you how.

These are the components that you need in order to build a new PC. From now onwards, I will use the term HTPC. Why? Because this PC will serve you mainly for viewing movies, surfing and check emails. Other than that, let say for playing high end games, you need a high performance graphic cards which is totally not in my objective. It comes with a high cost too!

The HTPC which I have plan will have components such as:-

  • Processor  - Intel Core i3 LG1155                  -RM353
  • Mobo        - Asus P8H61-M EVO                 -RM300
  • RAM         - Kingston DDR3 1333MHz  4G  - RM65

My Wife: Midnight Leg cramps

My wife now has entered her 4th month prenancy. Her 2nd trimester. I can see that her morning sickness is reduced. However another problem persist: leg cramping. Every morning 2-3 am she will woke me up complaining that her leg is cramp. I, without any prior notice or knowledge will immediately scratch her leg just like we saw people did when they cramp at football field. This quite worries me however many saying its normal for a pregnant women to experience this during their second trimester of pregnancy.

The next morning I googled 'Pregnant Leg Cramp' and found information which could be nice to share with you all out there. Here's what I've found:-

Why am I having leg cramps during pregnancy?
No one really knows why pregnant women get more leg cramps. It's possible that your leg muscles are tired from carrying around all of your extra weight. Or they may be aggravated by the pressure your expanding uterus puts on the blood vessels that return blood from your legs to your heart and the nerves that lead from your trunk to your legs. Leg cramps may start to plague you during your second trimester and may get worse as your pregnancy progresses and your belly gets bigger. While these cramps can occur during the day, you'll probably notice them most at night, when they can interfere with your ability to get a good night's sleep.

Pregnancy & Sex - For Mom

Mula mendidik sejak dari mengandung

Ada satu soalan menarik, “Bilakah sepatutnya kita mula mendidik anak? adakah selepas 5-6 tahun? atau 2 tahun? atau ketika mengandung lagi?”

huhu… teringat kata-kata suami saya waktu mula-mula mengandung dulu, “mendidik anak ni langkah paling penting adalah ketika memilih ibu kepada anak kita, dan abang dah pilih ibu yang sangat baik…”, (masuk bakul angkat sendiri… huhu…)

Sebenarnya, anak di dalam kandungan sudah mula mendengar, berfikir, merasa dan sebagainya. Di antara perkara yang sangat mempengaruhi anak adalah emosi. Anak di dalam kandungan sangat peka terhadap emosi ibunya, jadi ketika mengandung kita perlu menjaga emosi. Kajian mendapati seorang ibu yang selalu murung ketika mengandung akan melahirkan anak yang juga tidak stabil emosinya, berbanding bayi yang dilahirkan oleh ibu yang selalu ceria ketika mengandung.
